Terms of Sale
Last updated: June 2026
Scope
These terms govern the paid services offered by PHG Sàrl-S on easyroom.lu. As long as these services are not activated, use of the platform remains free. These terms apply as soon as a paid service is subscribed to.
Paid services and prices
Paid services may include: an early-access pass to new listings, listing promotion (“boost”), and an agency pack. Prices are shown in euros, inclusive of all taxes (applicable Luxembourg VAT). The applicable price is the one displayed at the time of the order.
Order and payment
Payment is made online via our providers (Stripe and/or Mollie). No bank card data is stored by Easyroom. The order is confirmed once payment is validated.
Performance and right of withdrawal
The services are digital content/services supplied immediately. The consumer expressly requests immediate performance of the service before the expiry of the withdrawal period and acknowledges losing the right of withdrawal once performance has begun, where the applicable regulations so permit.
Invoicing and VAT
A compliant invoice is issued for each purchase and made available in your account area.
For professionals established in another European Union Member State and holding a valid VAT number, invoicing is carried out in accordance with the applicable European VAT rules (reverse charge where relevant). Otherwise, Luxembourg VAT applies.
No guarantee of results
Paid services improve visibility or access but guarantee no result (for example the conclusion of a rental). Unless a mandatory legal provision provides otherwise, amounts paid for a digital service that has been performed are non-refundable.
Force majeure
Easyroom cannot be held liable for a delay or failure to perform resulting from an event reasonably beyond its control, in particular a general network failure, the interruption of a supplier’s services, a major cyberattack, a natural disaster or a decision by a public authority.
Complaints and applicable law
Any complaint may be sent to contact@easyroom.lu. These terms are governed by Luxembourg law, without prejudice to the consumer’s mandatory rights.
